As you may have seen in the news recently, there have been changes to the notice requirements for Section 21 and Section 8 Possession Notices under the Housing Act 1988.
The changes have been put in place by the Coronavirus Act 2020 and currently are due to run until the 31st March 2021.
The main changes within the legislation relate to the notice periods required to be given by Landlords to obtain possession of their property.
Section 21 – from the 29th August 2020 Landlords must give six month’s notice when serving a Section 21 Notice.
Section 8 – a Section 8 Notice must also give six month’s notice for the majority of grounds, apart from certain circumstances. Grounds 8, 10 & 11 have a new notice period of four weeks where a tenant is in arrears of at least six months; if the arrears are less than six months the notice period is six months.
